Why Kanata in particular

Kanata grew fastest exactly when Poly B was the builder’s default. Bridlewood, Katimavik-Hazeldean and Glen Cairn filled in through the 1980s and early 1990s, and the high-tech boom added thousands of homes on top of that before manufacturing stopped. If your Kanata house predates about 1998 and has never been repiped, grey pipe at the water heater is a reasonable expectation rather than a surprise.

The local complication is finished basements. A great many Kanata homes had the lower level finished either by the builder or in the first decade after, which puts the main horizontal runs above a drywall ceiling. That does not make the repipe harder so much as it makes the patching a real part of the budget — ask every quote to separate the two.

What a Kanata repipe usually involves

New PEX from the main shut-off to every fixture, the old grey lines removed or abandoned, everything reconnected and pressure tested, a city plumbing inspection while the pipe is still visible, and then the drywall. Two to three days of plumbing for a bungalow with an open basement; four to six for a larger two-storey. Drywall, primer and paint follow, often the next week.

Before you book anything

1. Confirm what you actually have. Grey and flexible with a crimped copper ring is Poly B. Orange and blue with brass fittings is Kitec, which is a different conversation with the same ending.
2. Email your insurance broker and ask, in writing, whether the policy limits water-damage coverage because of the supply piping and what changes if you replace it.
3. Get the scope described in writing, and check whether drywall repair is in or out of the price.
